Hello and welcome to LASH Construction’s Community Portal. Here you will find monthly updates on the progress of our Distinction residential condominium project located at 11 Lillian St. (the corner of Lillian and Soudan.) Our goal is to provide the community with an interactive space where we provide updates on our progress, as well as the ability to contact the developer with questions or concerns relating to the project. The month of April 2018 will see the following progress on site.
The drill rig that has been present on site is currently completing the pilings for the shoring walls that will allow for excavation on the East, West and South walls of the project. The building will be four and one-half stories of underground parking. These caisson walls will eventually allow us to safely excavate the area to allow for tie back drilling, all part and parcel of the caisson wall retention system. This drill rig will be off site by mid-April as they will have completed the piles necessary to begin excavation.
The next step is to mobilize the dewatering drill rig. There is engineering required to lower the water table to allow us to properly excavate, waterproof and establish drainage to begin the project. This is facilitated by installing pumping systems to force water out the area of excavation and allow for us to remove the required soil to get to the required engineered depth of the project.
Following the establishment of the dewatering system, it will be time to get going with removing all that dirt. Dump trucks will be required daily to remove this soil. As per our community meeting and our discussions with Councillor Josh Matlow/City of Toronto staff, it is our goal not to cause any unnecessary disturbance to the residents of the area. It was stressed to us that this was one of the primary concerns of residents in the area. Our goal is to attempt to mitigate any undue noise or traffic from the area especially, but not limited too, before 7 am. Truck flow will be monitored constantly and we will attempt to not stage any trucks within the range of any residential housing units especially early mornings.
As with any project excavating and removing soil can be one of the dirtier and dustier phases of the project. We will have dust control in place daily. This is facilitated via water trucks to keep any dust created at bay. As well as this, we will have daily street sweeping/cleaning preformed when required.
